A notice that may be filed in a registry of property ownership (i.e., where the property has “record title” recording the fact that a legal dispute exists concerning title to the property). The effect of such a notice is to preclude a buyer of the registered asset from being a bone fide purchaser as against the litigation-claimants listed in the notice. Usually, the prerequisite for filing such a notice is that a case must have already been filed. An inappropriately filed lis pendens may give rise to damages and not all registries provide for the filing of a lis pendens notice.
